Egyptian family — husband, wife, son and daughter — sitting together in a warm modern home
Who we are

A developer measured by what it hands over.

We are an Egyptian development and finishing house that controls the full process — land acquisition, master planning, construction and interior finishing — so the handover matches what was promised.

Founded in 2023 by a team with deep roots in Egyptian construction, every project we deliver is run by one team from plot to key handover, with no handoffs that dilute quality or delay schedules.

Our story

The company started from a simple question: why does a buyer pay a huge price gap without knowing what it buys? The answer was a different model — buyers join as union members, know the real cost of their project, and decide its specifications.

We work inside established, fully serviced districts in New Cairo, and build limited-unit buildings with facades and shared spaces designed to last — not designed for a marketing photo.

The relationship does not end at handover: the owners' union stays in place, and the company stays a point of contact for running and maintaining the building.

“Transparency is not a marketing slogan — it is a way of working we are held accountable for by our members.”

Eng. Hossam El Badry — Chairman

Projects

Integrated residential communities, one finishing standard.

The Global Hub develops and finishes residential projects in New Cairo's fastest-growing districts — design, build quality and handover managed by one team.

Services

From the plot to life after handover.

One team runs the whole project — land study, owners' union, design, execution, licensing and the maintenance that continues after handover.

Land selection & project study
01

Land selection & project study

We choose plots in New Cairo districts that already have services and low density, verify their legal and planning status, then publish the cost study to members before the project is launched.

Owners' union formation
02

Owners' union formation

Members join a documented owners' union instead of buying from a developer's price list — clear papers defining each member's share, rights and how decisions are taken inside the building.

Architectural & engineering design
03

Architectural & engineering design

Our in-house design team prepares the architecture, facades and full engineering drawings, with the finishing level and shared spaces agreed with the union members before execution starts.

Contracting & site supervision
04

Contracting & site supervision

We contract the executing companies and supervise them on site, and members receive periodic reports with photos and interim payment certificates so cost and progress stay visible item by item.

Licensing & utilities
05

Licensing & utilities

We handle the permits and official paperwork end to end with the competent authorities, and connect water, electricity and gas so the building is ready for occupancy at handover.

Finishing, handover & after-handover management
06

Finishing, handover & after-handover management

Units are delivered fully finished to the approved specification, snags are closed within the warranty period, and the building continues under the union's maintenance and management rather than an individual decision.

The HUB model

Open cost  in four clear steps.

You take part in a project, see the cost lines, and receive a unit of documented quality under a registered owners' union.

01

Choose the project

Review the available buildings, location, unit sizes and finishing level, then discuss with a consultant what actually fits your family.

02

Join the owners' union

Clear documents define your rights, your share and how decisions are taken inside the union.

03

Follow cost and execution

Periodic reports with photos and payment certificates; every expense line is shown to members as it happens.

04

Handover and life after it

Delivery to agreed specifications, then continuous management and maintenance decided by the union — not by one party.

Governance

How the owners' union is structured.

The union holds the decision in the project, and the company works as an execution and procurement manager for a disclosed fee — not as a seller with an unknown margin.

01

General assembly

All members — approves the budget and the main specifications.

02

Union board

Elected representatives follow execution and spending and sign the minutes.

03

Execution management (TGHD)

Design, contracting, procurement and engineering supervision for a disclosed management fee.

04

Legal documents

Allocation contract, union membership and the building's internal bylaw.

Why The Global Hub

Real value  not luxury on paper.

Cost transparency

Cost lines and payment certificates are available to union members, with documented periodic reports.

Quality control on site

Written specifications, approved samples and an engineering review at every stage before moving to the next.

Clear documents

Contracts, minutes and union bylaws written in plain language and explained before signing, not after.

Progress made public

Dated photo updates for each project, open to any visitor — and in greater detail for members.

A community, not units

A limited number of units per building, neighbours you know, and shared decisions on common areas.

A long-term relationship

After-handover customer service, a working union, and a single point of contact for every building.

Our values

Values, in execution.

Transparency

What we cannot prove with a document, we do not say — not on the site and not in a meeting.

Quality

Written specifications, approved samples, and a review before moving to any new phase.

Community

A limited number of units, neighbours you know, and shared decisions on common areas.

Consistency

A schedule and periodic reports — any delay is announced with its reason, never hidden.

Where we build

We build where families actually live.

We focus on New Cairo districts with established services and low density, where a building's value comes from its quality — not its advertising.

Client stories

What owners say after handover.

Feedback from residents who received their units and now live in buildings delivered by The Global Hub.

«The finishing work is what convinced us. The plastering, painting and marble installation were done with a level of care you rarely see in delivered units.»

FAQ

Ask before you decide.

Cost is presented to members line by line. Any change in material or works pricing is presented and approved inside the union before execution — no increase is charged to a member without a documented decision.
