An owners' union is not a group chat. It is a structure with a quorum, a vote, a written minute, and a fund with a statement anyone can review.
The four rules
- A meeting is only valid with the quorum stated in the bylaws.
- Each decision is voted on separately, not as one bundle.
- Minutes are circulated to all members within days of the meeting.
- The fund has a monthly statement of income and expenses with invoices.
A union without documents is only a set of good intentions.
In our buildings, the union is formed at handover and receives the operation file: warranty certificates, supplier contacts, and the periodic maintenance schedule.
